Answers

Your questions, our answers.

How to get a property valuation in Aix-en-Provence?

You request an online valuation, we visit the property within 48 hours and provide a written valuation report, supported by actual sales recorded in your area.

Our valuation is based on three sources: sale prices recorded by notaries (DVF database), properties currently competing on your market, and our transaction history in Aix-en-Provence and surrounding communes. The report is delivered in writing, featuring a value range, a recommended listing price, and a projected time-to-sale. The valuation is free of charge and non-binding.

What are the agency fees in Aix-en-Provence?

Our fees are degressive based on the property price and are only due upon the signing of the deed of sale. No upfront costs, no administrative fees.

We apply a transparent, degressive fee schedule. It covers the entire service: professional photo and video shoots, home staging advice, premium distribution, buyer selection and qualification, accompanied viewings, negotiation, and follow-up until the final deed. You pay nothing until the sale is finalized.

How long does it take to sell a property in Aix-en-Provence?

Le délai dépend du positionnement de prix retenu dès le premier jour : un bien correctement positionné trouve son acquéreur nettement plus vite. Nous vous indiquons le délai observé sur des biens comparables lors du rendez-vous d'estimation.

The timeframe depends primarily on the listing price. A correctly valued property generates the bulk of its qualified leads within the first three weeks. An overpriced property stagnates: it loses visibility, requires successive price drops, and ultimately sells below its market value. Our method focuses on concentrating demand within a short window rather than spreading out the marketing process.

Should you sign an exclusive mandate to sell your house?

Exclusivity is not mandatory, but it allows for a coherent strategy, a single market price, and controlled marketing.

A property distributed by several agencies appears at different prices, with inconsistent photo quality: the buyer infers that the seller is in a hurry and negotiates. Under an exclusive mandate, we commit a marketing budget, professional photography, and priority placement, with a written report every two weeks.

What is a life annuity sale and who is it for?

Life annuity allows an owner to sell their property while continuing to occupy it, by receiving an immediate lump sum (the bouquet) then a lifetime annuity.

Occupied life annuity is aimed at owners wishing to improve their income without leaving their home. Vacant life annuity allows the buyer to have immediate use of the property. We assist in calculating the bouquet and the annuity according to current scales, the retained life expectancy, and the occupancy value, in conjunction with your notary and wealth advisor.

Which documents should be prepared before listing a property for sale?

Title deed, technical surveys, property tax, co-ownership regulations, and the minutes of the last three general meetings.

Anticipating the preparation of the file saves several weeks. We provide you with a personalized list and can order the mandatory technical surveys (DPE, asbestos, lead, electricity, gas, ERP, Carrez measurement) from certified surveyors in the Pays d'Aix.

Do you operate outside of Aix-en-Provence?

Yes, across the entire Pays d'Aix: Puyricard, Éguilles, Venelles, Le Tholonet, Luynes, Les Milles, Meyreuil, Fuveau, Cabriès, Bouc-Bel-Air, Gardanne, and neighboring communes.

Our area of operation covers a radius of approximately twenty kilometers around the Cours Mirabeau. Each commune is subject to distinct market monitoring, as price dynamics and buyer profiles vary significantly.

How are the buyers who visit my property selected?

Each candidate is qualified before the viewing: project, validated financing, timeline, and genuine motivation.

We refuse curiosity viewings. Before any appointment, we verify the financing capacity (agreement in principle or bank certificate), the project timeline, and the suitability for your property. You receive a report for each viewing within 24 hours.

Does the EPC really influence the sale price?

Yes. A property rated F or G generally negotiates 5 to 15% below an equivalent better-rated property, and its rental is regulated.

Beyond the price drop, a poor DPE reduces the number of eligible buyers, as banks now integrate renovation costs into the financing plan. We systematically quote improvement works and available subsidies before listing, to turn a weakness into a managed selling point.

Can I sell my property confidentially?

Yes. We conduct off-market sales to a database of qualified buyers without public distribution.

For sensitive properties, a discreet sale avoids public exposure, unqualified viewings, and devaluation associated with a listing staying online too long. The property is presented individually to a restricted selection of buyers already known to the office.

When to make an appointment with an advisor?

As soon as the question of selling arises, even without a deadline. A brief 30-minute initial meeting is enough to clarify value and strategy.

Many owners consult us six to twelve months before listing. This timeframe allows for optimized presentation, anticipation of surveys, and choosing the right market window. The appointment can take place by phone, at the office, or at your home.

What are the prices per square meter in Aix-en-Provence in 2026?

The historic center and the Mazarin district remain the most highly valued sectors, ahead of the southern and northern residential neighborhoods.

Published averages mask considerable gaps: for the same surface area, the floor level, brightness, quietness, outdoor space, and parking can cause the value to vary by more than 30% within the same street. A serious valuation relies on actual comparables, not on a neighborhood average.
