What is an exclusive sales mandate?
An exclusive mandate entrusts the sale of a property to a single agency, which commits a marketing budget and personalized follow-up.
With an exclusive mandate, the price is unique on the market, the distribution is controlled, and the strategy is consistent. The agency invests in professional photography, a virtual tour, and promotion to its buyer database. You receive a written report every two weeks.

The exclusive mandate is more effective for rare properties: it prevents duplicate listings, inconsistent pricing, and downward negotiations.

What is the duration of a sales mandate?
The duration is set by the mandate itself. Three months is commonly used, then adjusted to the type of property and market seasonality.
We usually propose three months, matching a full marketing cycle. It can be shorter for a property in high demand, or longer for a prestige property with a narrow audience. The duration, any renewal and the termination conditions are stated expressly in the mandate, which we review with you before signing.
How to terminate an exclusive mandate?
Termination follows the form and notice periods set out in the mandate, usually by registered letter with acknowledgement of receipt.

We explain them point by point before signing and hand you a copy of the mandate. For any specific situation, we invite you to have your mandate checked by your notary or legal adviser.
Who pays the real estate agency fees in Aix-en-Provence?

Our transaction fees are published on the “Our fees” page, displayed at the office and restated in the mandate. They cover the whole service: valuation, photography, marketing, buyer selection, viewings, negotiation and follow-up through to the deed. They are payable only if a sale is actually completed by notarial deed.
What should a sales mandate contain?
